Timber and hybrid flooring

Engineered timber, hybrid and patterned floors for apartment towers, retirement living and office fitouts, installed by floorers who do this every day, over slabs that have been tested and prepared first.

Timber is the floor buyers notice.

In premium apartments and front-of-house spaces, the timber floor is often the finish people judge the whole building by. It has to look right on the first walk-through and still look right years later, which comes down to the slab, the acoustic system and the installation, not just the board.

We install the engineered timber and hybrid products specified for each project, from any reputable supplier, direct-stuck or floated over the acoustic underlay specified. Patterns such as herringbone and diagonal layouts with borders are set out and laid by experienced floorers, so they run true from wall to wall.

Every timber and hybrid floor starts with moisture testing and floor preparation, and in apartments it sits on an acoustic system that meets the building’s impact sound requirements.

  • Engineered timberWhatever quality engineered timber is specified. Recent floors include oak, ash, spotted gum and blackbutt from Godfrey Hirst, Trojan Timbers, Harmony Timbers and Tongue & Groove.
  • Hybrid flooringRigid-core hybrid planks from any quality range, often with integrated acoustic backing. Recent installs include Godfrey Hirst Apollo, Harmony and Quick-Step.
  • Direct-stick or floatedInstalled to the specification and the acoustic system, either fully adhered or floated over an underlay.
  • Patterns and bordersHerringbone, diagonal layouts and borders in the same or a contrasting timber, set out on site.
  • Trims and transitionsClean, flush transitions to tile, carpet and vinyl, with trims selected to suit the finish.
  • Protection and handoverFloors protected through to handover, with maintenance guidance for the owner or building manager.

How we install a timber floor.

Most timber failures start before the first board goes down, so that’s where our process starts too.

  1. Check the specification

Timber, underlay and installation method confirmed against the acoustic report and finishes schedule.

  2. Test and prepare

Slab moisture tested and the floor ground and levelled to the manufacturer’s tolerance.

  3. Acclimatise and set out

Boards conditioned to the site where required, and patterns and borders set out before laying starts.

  4. Install

Direct-stuck or floated, with expansion and perimeter details to the manufacturer’s requirements.

  5. Protect and hand over

Floors protected until handover, then inspected and handed over with care instructions.

Common questions.

Engineered or solid timber for apartments?

Most apartment and commercial projects specify engineered timber. It has a real timber wear layer over a stable core, so it moves less than solid timber with changes in humidity and works well over the acoustic underlays apartments need.

What’s the difference between hybrid and vinyl plank?

Hybrid has a rigid core and usually clicks together and floats, often with an acoustic backing built in. Vinyl plank (LVT) is thinner and more flexible, and is normally glued down. Both are durable and water-resistant; the right choice depends on the specification, the acoustic system and the area.

Direct-stick or floating?

It depends on the product, the acoustic system and the specification. Direct-stick timber feels solid and quiet underfoot and suits patterns such as herringbone. Floating floors install faster and need room to move at the edges. We install whichever method is specified.

Can you install herringbone and patterned floors?

Yes. We set out and lay herringbone, diagonal layouts and borders. A recent example is engineered oak laid on the diagonal with a border in the same timber at Level 7, 50 First Avenue, Maroochydore.
