Cienna Varsity Ridge, Stage 2

The project.

Cienna Varsity Ridge is Homecorp’s master-planned residential community in Varsity Lakes, close to the Gold Coast’s beaches and hinterland. Stage Two adds two new towers of one, two and three-bedroom apartments, which sold out after launching in June 2025 and, Homecorp reports, became Australia’s best-selling residential project that quarter. Homecorp is both developer and builder; the towers topped out in October 2026, with completion expected in 2027.

Residents get a resort-style pool deck with saunas, a fitness centre, children’s and adults’ games rooms, a residents’ lounge and dining room, co-working spaces and a rooftop barbecue terrace looking across to Surfers Paradise and the hinterland.

The brief.

A complete flooring package across both towers: engineered European Ash in the three-bedroom apartments, acoustic-backed hybrid through the remaining apartments, broadloom carpet to bedrooms, custom-designed carpet to the shared spaces and an acoustically isolated rubber gym floor, with acoustic underlays and backings throughout to control impact noise between apartments.

• ApartmentsHarmony Timbers European Ash engineered timber in the three-bedroom apartments, direct-stuck over a Damtec acoustic underlay; Harmony Timbers hybrid with IXPE acoustic backing; EC Group solution-dyed nylon broadloom carpet.
• Common areasCustom-design Godfrey Hirst carpet to lift lobbies, corridors, the billiards room and the children’s room.
• GymRegupol everroll Classic rubber over a Regupol Sound acoustic underlay.
• Floor preparationArdex levelling, with Rhino board protection through to handover.
